A couple months ago I was working with an investor searching for homes for himself to live in.  We found an incredible deal listed with a sister company to mine Athena Real Estate Group.  It was one of the best deals in Athens.  Thanks to Mr. H for allowing me to work with you!!! I wanted to let other investors and agents know about how important it is to pay attention to the Hud offer system.  The secret to getting the winning bid on this HUD home was easy, as long as you actually have access to it with your own or a broker’s NAID number to bid. There were only two simple steps. 1) Submit an offer that is just a bit higher than what you really intended, for example instead of $45,000 do $45,125, just in case there are other bidders out there offer who might offer $45,000 exactly,  for example. 2) Just in case you don’t win this bid you need to check the box that says “Keep my offer as a Backup if it is not selected.” 3) Get the entire contract filled out and ready for your offer.  Go ahead and leave the offer price blank to fill in with exact amount if accepted. Here is what it looks like Initially we did not win the bid, but for some reason the winning bidder did not sign all the papers, or send in earnest money.  I really don’t know, or care what happened to them because  HUD sent me an email 2-3 days later saying that our original offer from a few days earlier was now being accepted!  This was great news, and we jumped on it quick.  The part about making sure it closes is to also make sure and have the contract signed and ready with earnest money to mail off to Hud all the way in Tennessee.  After that I probably corresponded with the attorneys everyday for a week until I made sure it closed.  Was that worth it? – Yes.  Because now I have an investor client for life. The listing agent was happy too because she didn’t even have to put it back on the market after the first offer fell apart from the other agent Even more so the  investor was happy.  Congrats and thanks gain to Mr. H!  Here is to a happy home.   I will post some pics after the renovation is hover.
